Paramount
Theatre This remarkable Art Deco landmark in downtown Oakland can be
appreciated alone for its architectural beauty. Completed in 1931, and
restored to its original splendor in 1973, it is a National Historical
Landmark. Paramount Theatre is the home of the Oakland Ballet, the
Oakland East Bay Symphony, and in addition, hosts a year-round schedule of
popular music concerts, variety shows, and movies. Tours are offered
twice monthly. Oakland Ballet The Oakland Ballet, the oldest cultural
institution in Oakland, performs works from the traditional, classical style
and commissions works from well-known contemporary choreographers. The
company is housed in the beautiful Paramount Theatre in downtown Oakland.
Oakland Museum The Oakland Museum of California is
nationally recognized for its beautiful spacious galleries that extend into
gardened terraces, patios, ponds, and sculpture gardens. The institution
is dedicated exclusively to the arts, history, and natural sciences of
California, and sponsors special exhibitions, educational programs, public
festivals, and tours. |

The Oakland Zoo The award-winning Oakland Zoo is
situated in 525 acres in Knowland Park, and is home to approximately 440 native
and exotic animals living in naturalistic environments. One of its
interesting features is the New Childrens Zoo, opening in Spring 2005.
This portion of the zoo is organized in discovery areas, designed
to delight and educate children about such animals as bats, lemurs, otters,
alligators, and bugs!
Joaquin Miller Park One of the last urban redwood groves
in the U.S. is found in this 500-acre forest. Since 1928 this natural
environment has been enjoyed by thousands of hikers, picnickers, joggers,
bicyclists, and naturalists. Summer musicals are also performed in the
parks Woodminster Amphitheater.
Mt.
Diablo State Park This park provides fun and exercise and is a
popular daytrip for the whole family. 20,000 acres offer a multitude of
hiking trails for those who want a challenging hike as well as those looking
for more comfortable walking trails. The peak can be accessed by a
scenic 10-mile road or by bicycle, and the amazing 25,000 or 30,000 sq. miles
that can be enjoyed on a clear day make the effort very worthwhile.
Tilden Regional
Park Located on 2,077 acres in Contra Costa County, Tilden Park is the
Bay areas most comprehensive and well-rounded recreational area and
offers activities for all ages and interests. Some of them are
picnicking, swimming and fishing at Lake Anza; group and equestrian camps;
Botanic Gardens; a 12-hole public golf course; education center; a childrens
steam train and carousel; plus miles of natural landscape for hiking and
jogging.

Port of Oakland Established in 1927, this port is one of
the five busiest in the US and in the top 20 worldwide. The Channel
Estuary Park, located on Port land, offers a boat launch and picnic area, and a
fishing pier. Also of interest to Sunday strollers and dog walkers is a
1,500-foot pathway that winds around the shoreline, offering fresh-air views of
marinas, picnic areas, restaurants, and business areas.
Children's Fairyland This 10-acre park is the first 3-D
storybook theme park in the U.S. Children delight in seeing their
favorite characters brought to life through exhibits and play activities.
Dunsmuir House and Gardens Historic Estate Built in 1899
this 37-room Colonial Revival Mansion graces 50 acres of gardens and landscaped
grounds, and includes a charming carriage house, a gazebo and pavilion.
The estate gardens are fabulous and must be seen seasonally! The estate
hosts year-round cultural, educational, and entertainment events.
Tao House,
Residence of Eugene ONeill The famous American playwright, and
Nobel Prize winner, Eugene ONeill, resided here from 1937 to 1944.
ONeills residence, the Tao House, its courtyard and orchards, were
identified for restoration by the National Park Service in 1980.

The Federal Tax Code allows married taxpayers to exclude from capital gains taxes up to $500,000 in profits from selling a home (singles can exclude $250,000). In order to qualify for this exemption, you must prove that that the home has been your principal residence for at least two out of the last five years. The establishment of the home as a principal residence depends on the facts of each homeowner's circumstance. Here are two cases to consider.
Homeowner A has lived at 25 Pine Drive for 12 years. Although he stays at his vacation cottage in another town for up to three months out of each year (sometimes more), 25 Pine Drive is his principal residence, where he lives most of the time. When he sells the home, Homeowner A (filing as a single individual) can keep up to $250,000 in tax-free profit.
Homeowner B buys 108 Maple Street, intending to live there. He rents it out while waiting to sell his current home, where he has lived for six years. His principal residence sells at the end of two years. Homeowner B moves into his new house, lives there for three months, and then decides to travel. After a six-month trip, he regrets buying 108 Maple Street and sells it. Even though he has owned the house on Maple Street for over two years, it won't qualify as "owner-occupied", because he only lived in it for a few months. Thus Homeowner B is not eligible to claim the tax exemption when he sells the house on Maple Street.
